We recently received a call from a home owner in Greenwich. The house was built in the 1980’s, but you wouldn’t know it from the inside. Everything was up to date with modern technology and beautifully maintained. But, the kids and the wife had stuffy noses all the time when they were home. We did a house assessment and sure enough, there was mold growing in the closet under the stairs leading to the basement.
The previous owners installed a plastic vapor barrier between the wall and the outside rock face. Over the years, the barrier broke down, moisture entered the house and mold started growing. We fixed the problem and did a mold test. To our surprise the test failed. The mold spore count in the air in the house was higher than a control sample of air from outside, so we looked further. A moisture meter test showed high readings in the basement floor. Sure enough, there was moisture in the subfloor that created a perfect environment for mold growth, including inside the walls. We remediated the situation and rebuilt the affected areas.
The mold spoor level in the house was still high compared to the control test. We continued our inspection to the attic where we found moisture and mold under the cellulose insulation near the bathroom. Moisture from the bathroom fan saturated the cellulose insulation because of a faulty installation. What made matters worse there was a break in the air-conditioning duct. When the HVAC was running, mold spores and the insulation were sucked into the system and circulated throughout the house. Fixing those leaks and removing all the contaminated material solved the problem. Mold spore count levels were below the control test and the family's health began to improve.
